120-acre Lindale Industrial Park Development

 After years of careful planning, bids were approved and construction begun in March 2011 to develop the 120-acre Lindale Industrial Park. The construction is scheduled to last about 6-months.

Lindale Economic Development officials purchased the 120-acre site in 2007 after studies showed the I-20 corridor in Lindale would be in demand for industrial and commercial projects, if land with infrastructure were available. The Industrial Park has frontage on I-20 at Harvey Road in Lindale, and is adjacent to a 1.6 million sq ft Target Distribution center.

After months of masterplanning and engineering, Lindale Economic Development Corporation (LEDC) was ready to move forward and sought financial assistance from the US Department of Commerce Economic Development Administration (EDA). In 2009, the EDA approved an $850,000 matching grant for the $1.7 million project.

In addition to the grant, Lindale Economic Development officials, along with the City of Lindale sought to establish a Tax Increment Financing (TIF) District for the park and surrounding area so as to generate funds to help develop additional parcels in the vicinity of the Industrial Park. All authorized taxing authorities approved the TIF District in Fall 2010.

Local and regional officials broke ground on March 16th and Reynolds and Kay Construction (Tyler, TX) immediately began construction of the Lindale Industrial Park infrastructure. The project includes construction of a 40-ft wide concrete "spine" road through the park, providing access to all the parcels expected to be developed. Construction of water, wastewater, storm drains, street lights and an entry sign are included within the project.

Parcels are available from 2-acres to 40-acres in the park. The park is within the Lindale City Limits and is zoned for Light Industry. It is one of very few locations in the region with shovel ready sites for industrial development and immediately adjacent to I-20.
