Located at the East Texas intersection of Interstate 20 and US 69 in Smith County, Lindale is at the crossroads of the highest traffic count intersection along I-20 between Terrell and the Louisiana state line.

Lindale is underserved for retail. The retail core of Tyler, Texas is on the south side of Tyler, which is a 35 to 40-minute drive from Lindale (could be longer depending on traffic). Lindale's retail draw area extends north and east for at least 20 miles, and south for about 10 miles. The population served in that draw area is approximately 89,000.
